Welcome to Texas Sunshine Oasis! This single level brick house was built in 1981 and is on 1/2 acre in a quiet neighborhood. We loved it at first sight due to the sunroom and the greenery-filled back yard! It is not new or perfect, but many memories have been made here. Special features: - In ground pool (3.5 feet in the shallow end, 8.5 feet in the deep end) - Shed turned into playhouse just for fun. - Garage turned into game room for ping pong and poker. - Piano in the living room! - Fully stocked kitchen Bedrooms & Bed types: - 1st Bedroom: Two Queen beds - 2nd Bedroom: King bed - 3rd Bedroom: Two Twin beds and two Full sized beds (two twin/full bunkbeds) Bathrooms: - Full Bathroom: Attached to 1st bedroom. Has two vanities, two walk in closets, toilet and large shower. - Full Bathroom: Shared by bedrooms two and three, with a bathtub/shower combo. - 1/2 Bathroom: Toilet and sink (no shower or bathtub) Other Spaces: - 1st Living Room: Small desk, Board game cabinet, Cloth "closet," Trundle bed with two twin mattresses. - 2nd Living Room: Large couch, TV, Piano, Coffee Table, Decorative Fireplace (note - decorative only - not suitable for actual fires.) - Laundry Room: Washer and Dryer. - Garage: Ping Pong Table, Poker Table - Outdoor Shed: Playhouse
House Rules
**Please know that we aim to be easy going, gracious and strive to please our guests, but have to have rules in place for the protection of ourselves, our neighbors, and our guests and to satisfy our insurance requirements. ** Please read this entire section for the full “fine print” version of our house rules and policies and when in question, please always ask! TLDR (Too long, didn’t read) Summary version: Please respect our home and our neighbors. Do not tamper with any devices. Bring any concerns to the host immediately, allowing access for issues to be remedied. No parties. No loose pets. No extra guests. No smoking. No drugs. No glassware by pool. Observe quiet hours (8 pm-8 am.) Do not set AC below 68 degrees. Be aware of regularly scheduled yard/pool maintenance that may happen during your stay. Be aware of exterior cameras. Use of pool/hot tub at own risk. Bugs are normal. Pool sediment is normal. Our professional housekeeping company uses photo/video documentation. Checking in to our home serves as confirmation that these rules are understood and agreed upon. The Fine Print: HOME SATISFACTION: Any dissatisfaction with our home must be communicated within 1 hour of checking in. Please take this time to determine if you will be happy with your stay. We are always happy to work with you to resolve any concerns including things that happen after the first hour, but please don't wait until a few days into your stay or after checkout to bring things up that we could've addressed had we known earlier. No refunds or remuneration will be given based on any dissatisfaction after the first hour. To safeguard both your interests and ours, our housekeeping team captures date/time stamped photographs of our home's condition and cleanliness prior to the arrival of each guest. In addition, guests must also allow our repair team/technition access to the property to remedy any issue mentioned. If a guest stays after an issue is resolved or denies access for repair or is unresponsive to host’s attempts to clarity details or an issue or schedule to address it, no refunds or remuneration will be granted. HOUSEKEEPING: We hire a professional housekeeping team to prepare our home between each stay and they do an excellent job! The entire cleaning fee is paid directly to them. On average, they spend 4 hours on the home not including laundry. On occasion there may be dust, dirt, a cobweb, fingerprint, hair strand, unclean dish put away by prior guest or other housekeeping mishap that will not result in a refund of the stay or cleaning fee. However, the housekeeping team will return to remedy any significant concerns you have that are reported within the first hour of checking in and found to be missed by housekeeping. Please note that bugs, dirt, footprints, fingerprints, hair etc. are inevitably brought in by guests entering the home. Extra housekeeping may be available by request for an additional $75 per hour. In the event that housekeeping is requested to address minor concerns as outlined above and/or no significant problem is noted by housekeeping on arrival or said problem is found to be caused by the guests, that cost will apply. SERIOUS CLAIMS: We take serious claims (such as, but not limited to) reports of bugs, mold, gas, HVAC issues, "non working amenities" etc. very seriously. It is our policy to address these concerns immediately. In case of such a report, guests must be prepared to allow our team into the home to assess the situation right away. In some cases, it may be necessary for guests to vacate the property within the hour of such a report. In the case of a serious issue that is verified and not determined to be the fault of the guest, work will be completed as soon as possible to address the issue. If the serious issue (not determined to be the fault of the guest) results in guests a having to vacate the property and find different accomodations, appropriate compensation will be determined according to our policies. Because false claims are costly and damaging to our business, any claim that is found to be false or caused by guest error or tampering will be reported to the appropriate authorities as "defrauding an inkeeper" and all costs for inspection and repair charged to the guest. They are not actively monitored and are reviewed solely in emergencies, to track package deliveries, assess pool condition, verify home maintenance and for damage/incident assessment. They are also required by our insurance. Intentionally tampering with or disabling them can result in maintenance fines/fees/charges up to $1,000 and/or cancelation of a reservation without refund. We value privacy and have no intention of monitoring guests; these details are Airbnb requirements. DOOR CODE: It is prohibited to share your custom door code with anyone not listed on your reservation as it prevents a security risk. DEVICES: Tampering with or unplugging any devices in our home is prohibited. The keyless entry and wifi are reliant on the set up we have in place. We have provided extra outlets for use for your personal devices. In the case of accidentally unplugging a device, simply plugging it back in should restore function. However, any disabled devices that’s function isn’t restored, may require maintenance to service the home immediately and that cost will be passed on to the guest. The third is located on the exterior of our upper deck facing our back yard including the pool and spa. Our cameras record audio/visual when motion is detected and cease when motion ends. We value privacy and have no intention of monitoring guests; these details are Airbnb requirements. POOL/SPA: Enjoy the heated hot tub as part of your booking! While the pool remains open year-round, please note that it is not heated. The pool has a light and the switch is located on the inside of the sunroom door. Please remember to turn it off when you're done using it. Both the hot tub and pool undergo cleaning, chemical balancing and servicing at least once a week (usually Wednesdays or Thursdays.) Leaves and sediment from the surrounding greenery, dust and bugs may blow into the pool with breezy weather and can happen within minutes of the professional pool cleanings. Therefore, the presence of this type of debris does not indicate lack of maintenance. We provide a pool net for removing any leaves or debris that float into it as desired. BUGS: Insects are a natural aspect of daily life and can occasionally find their way into any home. Despite our efforts to treat the house for pests, it's possible for them to enter if doors or windows are left open, even for brief periods. We'd like to emphasize that our residence is situated on a spacious wooded lot, making it an attractive environment for bugs. By booking our house, the guest acknowledges and agrees to the potential presence of bugs. NIGHTLY RATE/VALUE: The additional expenses associated with operating, maintaining, insuring and cleaning the pool and hot tub are reflected in our nightly rates, which may vary depending on the season. We have implemented a lower base rate for groups of up to 10 people in order to make it more affordable for couples, smaller families and friend groups. For reservations of over 10 people, we charge $40 per person per night to cover the additional expenses associated with bigger groups. CLEANING/PHOTOS: Your cleaning fee goes directly to a local, professional housekeeping company. Before each stay, they clean, stock and prepare our home for the next guest. As part of their process, they take before and after pictures, documenting the cleanliness and condition of the home. This practice is for our safety and yours, ensuring a high standard of cleanliness and providing a reference point for any unforeseen issues. Your comfort and satisfaction are our top priorities. SATISFACTION: We ask that you take the first hour after check-in to thoroughly inspect our home and inform us promptly if you encounter any issues or have any concerns related to your booking. It is important to communicate any dissatisfaction during this initial hour in order for us to best address any concerns. We genuinely aim to address and resolve any issues you may have, and we appreciate your cooperation in providing us with the opportunity to do so. Your courtesy in timely communication will greatly assist us in ensuring your satisfaction with your stay. Please don't wait until after your reservation to inform us of issues that we could've easily addressed. WEEKLY MAINTENANCE/POOL/YARD: Our maintenance team comes weekly to care for the pool, hot tub and yard and garbage. This usually occurs on Wednesdays or Thursdays, but can vary depending on weather, holidays, scheduling or other factors. They typically arrive between 9 and 11 AM and should take no longer than 2 hours. They will only need access to the back yard through the gate.

Enjoy exclusive access to the entire home and backyard during your stay with the exception of locked supply closets/attic spaces and the pool equipment which are off limits. Our driveway comfortably accommodates four cars, and with a bit of creativity, you might fit up to six! Complimentary street parking is available in front of our house; however, it is important to avoid parking in front of our neighbor's properties.
