Good to know

We love our home and hope you do too. It was built in 1983 and has been around for so many memories! Please know that we take a lot of pride in keeping our home an inviting place for guests. It is not new or perfect, but it is loved and we'd love the opportunity to share it with you! Living Room: Here you will find a couch, two chairs, a four seater bar top, 55in Roku TV and a fireplace w/electric insert. You will find a welcome table with a welcome binder. We'd love it if you'd sign our guest book and put a pin on the map to show where you're visiting from! Kitchen: Stocked 1983 kitchen with all the essentials for cooking and dining. The appliances are new! Everything functions, but the cabinets are not brand new. Dining Room: The dining room has a farm style table with two benches on each side. This table will comfortably seat 5 - 7 people. Bedroom One: This bedroom is located Downstairs off the living room hallway. It has a King size bed, two night stands, two lamps, a vanity/office desk, full length mirror, room darkening curtains, 55in Roku Tv, and a private electric fireplace. Bedroom Two: This bedroom is located Downstairs off the living room hallway. It has a Queen size bed, Li’l Pengyu Bedside Bassinet for Baby, dresser, vanity/office desk, two lamps, room darkening curtains, 55in Roku Tv, and a private electric fireplace. Bathroom One: This is between bedrooms one and two, has a bathtub/rain shower combo and a separate vanity area. Bedroom Three: This upstairs room has vaulted ceilings and large windows overlooking the backyard. Due to the uniqueness of this room we were unable to hang curtains; allowing the natural sunlight to flow in, in the mornings! We got creative with this room and decided on a Queen canopy bed allowing us to provide room darkening curtains to pull shut all around the bed. This room also features; a twin/twin day bed, 55in Roku Tv, private fireplace and bedside tables. Bedroom Four: This upstairs bedroom has two sets of full/full bunkbeds (these beds are suitable for adults, couples, and kids) a 55" Roku Tv, and cabinet with board games. This room has a private patio leading out to the second story deck. For this room we recommend keeping the room darkening curtains closed for temperature control. Bathroom Two: This upstairs bathroom is inside bedroom four. It has a jetted bathtub, rain shower, two sinks and a large mirror. Laundry Room: Here you'll find the stackable washer and dryer, iron, ironing board, mop, and broom. Garage: Make the most of your time here with a game of ping pong or shuffleboard. Do note that this space isn't climate-controlled. If you desire a fresher atmosphere, don't hesitate to raise the garage door. Just be aware that this might invite some bugs inside. While we're perfectly fine with tidying up after your visit, don't be surprised if a few insects make their way in due to the open doors. Outside: We have a backyard BBQ grill, pool, hot tub and above garage deck with patio furniture and propane firepit. Our front yard is tree filled and pretty. Pool: The pool's shallow end is 3.5 feet and the deep end reaches 6 feet. It remains accessible throughout the year, but it's important to be aware that it isn't heated (that's where the hot tub comes in!) A pool maintenance company takes care of cleaning and servicing the pool on a weekly basis. Please take note: Occasionally, leaves and insects may find their way into the pool due to its outdoor location. This is a common occurrence and doesn't indicate a lack of maintenance or cleanliness; in fact, it can happen shortly after the pool company's visit. We provide a pool net for your convenience, allowing you to remove any debris as needed or desired. The host is not liable for any injury sustained on the property or around the pool. Please stay at least 10 feet away from the edge of the pool at all times when not getting in to swim. The concrete can be slippery when wet. Do not run on the concrete around the pool. For your safety it is not advised to drink alcohol near the pool. These warnings are required by Airbnb. Hot Tub: Our hot tub receives weekly cleaning and servicing. To ensure optimal temperature and prevent motor strain, please remember to keep the cover on when the hot tub is not in use. Do not turn the hot tub off. Your enjoyment and the longevity of our amenities are our priorities.

House Rules

**Please know that we aim to be easygoing, gracious and strive to please our guests, but have to have rules in place for the protection of ourselves, our neighbors, and our guests and to satisfy our insurance requirements. ** Please read this entire section for the full “fine print” version of our house rules and policies and when in question, please always ask! TLDR (Too long, didn’t read) Summary version: Please respect our home and our neighbors. Do not tamper with any devices. Bring any concerns to the host immediately, allowing access for issues to be remedied. No parties. No loose pets. No extra guests. No smoking. No drugs. No glassware by pool. Observe quiet hours (8 pm-8 am.) Do not set AC below 68 degrees. Be aware of regularly scheduled yard/pool maintenance that may happen during your stay. Be aware of exterior cameras. Use of pool/hot tub at own risk. Bugs are normal. Pool sediment is normal. Our professional housekeeping company uses photo/video documentation. Checking into our home serves as confirmation that these rules are understood and agreed upon. The Fine Print: HOME SATISFACTION: Any dissatisfaction with our home must be communicated within 1 hour of checking in. Please take this time to determine if you will be happy with your stay. We are always happy to work with you to resolve any concerns including things that happen after the first hour, but please don't wait until a few days into your stay or after checkout to bring things up that we could've addressed had we known earlier. No refunds or remuneration will be given based on any dissatisfaction after the first hour. To safeguard both your interests and ours, our housekeeping team captures date/time stamped photographs of our home's condition and cleanliness prior to the arrival of each guest. In addition, guests must also allow our repair team/technition access to the property to remedy any issue mentioned. If a guest stays after an issue is resolved or denies access for repair or is unresponsive to host’s attempts to clarity details or an issue or schedule to address it, no refunds or remuneration will be granted. FINES/FEES/CHARGES: These are required to be stated for insurance claim purposes. HOUSEKEEPING: We hire a professional housekeeping team to prepare our home between each stay. The entire cleaning fee is paid directly to them. On average, they spend 4 hours on the home not including laundry. On occasion there may be dust, dirt, a cobweb, fingerprint, hair strand, unclean dish put away by prior guest or other housekeeping mishap that will not result in a refund of the stay or cleaning fee. However, the housekeeping team will return to remedy any significant concerns you have that are reported within the first hour of checking in and found to be missed by housekeeping. Please note that bugs, dirt, footprints, fingerprints, hair etc. are inevitably brought in by guests entering the home. Additionally, extra housekeeping may be available by request for an additional $75 per hour (one hour minimum per call out.) In the event that housekeeping is requested to address minor issues as stated above and/or no problem is noted by housekeeping on arrival or is found to be caused by the guest, that cost will apply to the guest. SERIOUS CLAIMS: We take serious claims (such as, but not limited to) reports of bugs, mold, gas, HVAC issues, "non working amenities" etc. very seriously. It is our policy to address these concerns immediately. In case of such a report, guests must be prepared to allow our team into the home to assess the situation right away. In some cases, it may be necessary for guests to vacate the property within the hour of such a report. In the case of a serious issue that is verified and not determined to be the fault of the guest, work will be completed as soon as possible to address the issue. If the serious issue (not determined to be the fault of the guest) results in guests a having to vacate the property and find different accomodations, appropriate compensation will be determined according to our policies. Because false claims are costly and damaging to our business, any claim that is found to be false or caused by guest error or tampering will be reported to the appropriate authorities as "defrauding an innkeeper" and all costs for inspection and repair charged to the guest. DOOR CODE: It is prohibited to share your custom door code with anyone not listed on your reservation as it prevents a security risk. AC: Please keep bedroom, sunroom, garage and exterior doors, windows and curtains closed while using the AC in order for it to function properly. The "20 degree rule" of AC states that you should always keep your AC unit at no more than 20 degrees lower than the outside temperature. One is located on the exterior of the front sliding door and faces the yard and street. Another is located on the exterior of the garage and faces the driveway. The third is located on the exterior of our upper deck facing our back yard including the pool and spa. Our cameras record audio/visual when motion is detected and cease when motion ends. They are not actively monitored and are reviewed solely in emergencies, to track package deliveries, assess pool condition, verify home maintenance and for damage/incident assessment. We value privacy and have no intention of monitoring guests; these details are Airbnb requirements. POOL/SPA: Enjoy the heated hot tub as part of your booking! While the pool remains open year-round, please note that it is not heated. Both the hot tub and pool undergo cleaning, chemical balancing and servicing at least once a week (usually Wednesdays or Thursdays.) The pool has a light and the switch is located on the wall near the pool equipment. Its checked for functionality at each weekly pool servicing. Please let us know if you need help locating it. Leaves and sediment from the surrounding greenery, dust and bugs may blow into the pool with breezy weather and can happen within minutes of the professional pool cleanings. Therefore, the presence of this type of debris does not indicate lack of maintenance. We provide a pool net for removing any leaves or debris that float into it as desired. BUGS: Insects are a natural aspect of daily life and can occasionally find their way into any home. Despite our efforts to treat the house for pests, it's possible for them to enter if doors or windows are left open, even for brief periods. We'd like to emphasize that our residence is situated on a spacious wooded lot, making it an attractive environment for bugs. By booking our house, the guest acknowledges and agrees to the potential presence of bugs. NIGHTLY RATE/VALUE: The additional expenses associated with operating, maintaining, insuring and cleaning the pool and hot tub are reflected in our nightly rates, which may vary depending on the season. We have implemented a lower base rate for groups of up to 10 people in order to make it more affordable for couples, smaller families and friend groups. For reservations of over 10 people, we charge $40 per person per night to cover the additional expenses associated with bigger groups. CLEANING/PHOTOS: Your cleaning fee goes directly to a local, professional housekeeping company. Before each stay, they clean, stock and prepare our home for the next guest. As part of their process, they take before and after pictures, documenting the cleanliness and condition of the home. This practice is for our safety and yours, ensuring a high standard of cleanliness and providing a reference point for any unforeseen issues. Your comfort and satisfaction are our top priorities. SATISFACTION: We ask that you take the first hour after check-in to thoroughly inspect our home and inform us promptly if you encounter any issues or have any concerns related to your booking. It is important to communicate any dissatisfaction during this initial hour in order for us to best address any concerns. We genuinely aim to address and resolve any issues you may have, and we appreciate your cooperation in providing us with the opportunity to do so. Your courtesy in timely communication will greatly assist us in ensuring your satisfaction with your stay. Please don't wait until after your reservation to inform us of issues that we could've easily addressed. WEEKLY MAINTENANCE/POOL/YARD: Our maintenance team comes weekly to care for the pool, hot tub and yard and garbage. This usually occurs on Wednesdays or Thursdays, but can vary depending on weather, holidays, scheduling or other factors. They typically arrive between 9 and 11 AM and should take no longer than 2 hours. They will only need access to the back yard through the gate.

Very cozy home in Waco, TX! Was exactly as described and easily accommodated 10 people. With 4 adults and 6 children, the game room, pool, and hot tub kept everyone entertained throughout the weekend. I believe every room had a TV too, but there was so much to do in the house that we didn’t need to turn them on. House is located in a safe neighborhood and is only about 10 or so minutes away from all the Waco attractions and yummy restaurants. Would definitely rent this home again if we were to visit Waco!
