House Rules

Please know—we genuinely aim to be easygoing, gracious, and generous hosts. We love creating a space our guests can enjoy and feel at home in. That said, we’ve learned (sometimes the hard way) that having clear policies in place is necessary—not just for us, but for the protection of our home, our neighbors, and our guests. WHY SO MANY RULES? Think of this not as a list of rules, but as a highlight reel of unfortunate precedents—each one brought to you by a real-life “learning opportunity” when someone made a creative choice we wish they hadn’t. We’ve curated this list with equal parts experience, wisdom, and “wait, seriously?” moments because someone thought, ‘Yeah, that seems like a good idea.’ (Spoiler: It wasn’t.) Thank you in advance for not adding to the list! If a few of these seem oddly specific or a little firm, it's because they are. They’re to help protect against common scams and refund fishing that have become all too familiar in the hosting world. Thanks for understanding and for being one of the good ones. And while we’re not big on drama, the fines associated with these rules are real. They help meet insurance requirements and serve as reminders that “please don’t” really does mean... please don’t. Please take a few minutes to read through the full “fine print” version of our house rules and policies below. If you're ever in doubt—just ask! We’re happy to help and would much rather have a quick message than a preventable problem TLDR (Too long, didn’t read) SUMMARY VERSION: Please respect our home and our neighbors. Do not tamper with any devices. Do not unscrew, disassemble or unlock anything. Bring any concerns to the host immediately, allowing access and answers for issues to be investigated and addressed. No parties. No loose or unruly pets. No extra or unapproved guests. No smoking. No drugs. No glassware by the hot tub. No hiring technicians to inspect or service the home. No hair dye. Observe quiet hours (8 pm-8 am.) Do not set AC below 68 degrees. Be aware of regularly scheduled yard/hot tub maintenance that may happen during your stay. Be aware of exterior cameras. Bugs are to be expected. Green algae on the boats exterior is to be expected. Hot tub sediment is normal. Hot tub cover must be replaced promptly after use. Our professional housekeeping company uses photo/video documentation. Use of the house boat and hot tub are at your own risk. Checking in to our home serves as confirmation that these rules are understood and agreed upon. REFUND POLICY & PHILOSOPHY: We focus on fixing issues, not refunding inconveniences. If something comes up, please let us know so we can help—solutions are our priority. Small, non-urgent items are usually handled after your stay to avoid disrupting your visit. We’ve found that when people go looking for problems, they tend to find them. We value honest feedback and use it to improve, but we don’t issue refunds for minor concerns or compensation-driven complaints. Communicate early, let us help, and enjoy your stay—that’s what we’re here for. The Fine Print: HOME SATISFACTION: Let’s make sure we’re all happy here. If something isn’t quite right, we want to know—but it’s important that any dissatisfaction be reported within one hour of check-in and before 10 PM. This is your chance to let us know if anything feels off while we still have time to do something about it. After that time, any damages, debris, or cleanliness concerns may be considered to have occurred during your stay While we’re happy to help with things that come up later, our ability to fix issues is seriously limited if they're brought up days into your stay—or at midnight (no, housekeeping won’t be swinging by at 12:30 AM with extra dish towels). Reasonable expectations, please. Please note that we take extensive home photos prior to each guest’s arrival to document cleanliness and condition and use them for comparison as needed as some issues brought up after spending time in the home may have occurred during the stay. If a significant issue is reported, you must work with us in clarifying the concern and allow our technician access to investigate and address it if needed. If a guest stays after an issue is resolved or denies access for assessment or repair or is unresponsive to host’s attempt to clarify details, we will consider our attempts declined and the issue closed. We’re happy to work with reasonable requests, but please understand that if growing lists of complaints and repeated dissatisfaction is communicated, we may suggest that you find alternate accommodations—because if you’re not happy, we’re not either. We’re solution-focused and want your stay to be great—so loop us in early, and let’s make it right together. HOUSEKEEPING: We know nobody loves paying a cleaning fee - us included. For what it's worth, we actually split it with you. Our housekeeping fee is actually more then what you pay and we cover the rest. On average, they spend 4 hours preparing the home between each stay (plus extra time for laundry.) Our cleaners are great, but they’re not robots. A rogue hair or smudge might show up despite their best efforts. If anything is genuinely off, let us know so we can make it right. On occasion there may be dust, dirt, a cobweb, fingerprint, unclean dish put away by a prior guest, cleaned linen or towel with permanent discoloration or marks or other minor housekeeping mishap that will not result in a refund of the stay or cleaning fee. However, our housekeeper will return to remedy any significant concerns you have that are reported within the first hour of checking in. Please note that bugs, dirt, footprints, fingerprints, hair, stains etc. are inevitably brought in or occur from guests entering and using the home. Extra housekeeping may be available by request for an additional $50 per hour. In the event that housekeeping is requested to address minor concerns as outlined above and/or no significant problem is noted by housekeeping on arrival or said problem is found to be caused by the guests, that cost will apply. They sometimes leave the dishwasher and/or dryer running as part of their normal cleaning process. NORMAL HOUSE SOUNDS: This home, like most, has a few quirks - especially when it comes to appliances, pipes and systems doing their thing. You might hear humming from the fridge, a little squeal from the water heater, pops and clangs from the pipes as they heat and cool or the workings of the septic pump. These are totally normal operating sounds for our home. Our handyman has inspected and cleared everything, so unless something actually stops working, there’s no cause for concern. We’re always happy to check things out after your stay, but in the meantime, rest assured - everything is in good working order, just a little chatty. PROHIBITED SUBSTANCES: For everyone’s safety (and our sanity,) the use of illegal drugs, smoking of any kind and underage drinking are strictly prohibited. Glitter and hair dye are also a hard no - both are notoriously difficult (and expensive) to clean and often cause permanent damage to towels, furniture, and flooring. Oh, and please don’t use tape, tacks, nails or anything sticky on the walls - our paint and drywall thank you. Violations may result in additional cleaning and damage fees ranging from extra cleaning costs ($250+) to full on painting/repair, professional odor removing or hazmat services costing thousands. Thanks for respecting our space - and helping keep it awesome for the next guest. PROHIBITED AREAS/SERVICES: If something’s not working, contact us. Often, the solution is simpler than you think (such as clarity on instructions for use of an item.) For the safety, security, and integrity of our home, guests are not permitted to unscrew or disassemble anything, including appliance covers, fixtures, or hardware. Access to hull attics or locked cabinets is also strictly prohibited. Guests may no...

Other Details to Note

Our houseboat is like a tiny home on the water with some fun amenities. Definitely a bucket list experience! Please understand that while it is more difficult to service due to its more remote location and unique set up, we work diligently to upkeep it. We hope you enjoy the adventure! NAVIGATION - The Summertime is permanently moored at the dock. In the case that it must be moved, a licensed captain has to be hired. There are two kayaks available to use for exploration of the bayou. They are weathered and worn and stored outdoors in the elements, so avid kayakers should consider bringing their own. PARKING - There is space for 2 cars on our property nearest to the road. Please don't park in front of other boats/properties and don't drive up close to the boat on the grass. It can become soft and muddy when it rains and car tires leave ruts in our lawn. HOUSEKEEPING: Your cleaning fee goes directly to the support of small, local businesses that we employ to thoroughly clean and disinfect our home between each stay as well as to a local company that maintains the cleanliness and chlorine levels of the hot tub. The cleaning team spends 4-5 hours preparing the house for your stay between each guest. They take before and after pictures to document the cleanliness and condition of the houseboat. This is for your safety and ours. MAINTENANCE: We employ a local company to provide weekly upkeep. This includes detection, prevention and repair of any minor or pressing issues. If you notice anything amiss, please let us know so we can add it to that week's to-do list. LEAKS: You may notice small leaks in different areas of the ceiling during or after stormy weather. This is just a quirk of houseboat life which we're constantly addressing. If you notice a new spot, please let us know so we can add it to our maintenance list. SOUNDS: While staying at The Summertime, you’ll hear bird calls, fish during mating season, an occasional dog barking, boats going by and our septic system and HVAC systems which turn on and off throughout the day and night. White noise machines are in each bedroom and available to use if desired. ELECTRICITY: During extreme weather or electrical overload, the houseboat’s power can be affected. If the houseboat’s power trips during your stay, please contact us for help to reset the controls prior to attempting to use the breaker panel so we can avoid any mistakes leading to blown fuses. TOILETS: Our septic system is a Type I Marine Sanitation Devise that operates differently than standard septic system using a treated discharge system. It is more delicate than a standard house’s and requires weekly maintenance. It is imperative that nothing other than toilet paper is flushed down the toilet and it would be incredibly helpful if even toilet paper could also be thrown away rather than flushed whenever possible. This will help prevent any back ups to our septic system. Please note that there are occasional odors due to anaerobic bacteria which produces hydrogen sulfide. HOT TUB: Please leave the top on the hot tub when not in use to maintain its heat. It is available March through November (although we do make an effort to have it available in the off season as well) and is checked and maintained for cleanliness between each stay. Guests are permitted to adjust the temperature to their liking, but not to change any other settings or turn it off because it can take several hours to correct. **IMPORTANT** Tampering with the hot tub settings can disable it from being able to be used during your stay. Please reach out if you need help working it. We want you to enjoy this amenity! YARD: Our friendly neighbors help maintain our front yard. PETS: We love pets. 🙂 Please pick up after your pet! Please do not leave your pet in our home while away unless you’re able to crate your pet. Please keep your pet on a leash when in the front yard. PESTS: There are a lot of bugs in Louisiana and bug season is year around! Frequently storms blow through and the exterior of the boat will get covered in washed up bugs and debris. If this happens during your stay, please understand that our housekeeping team is constantly working on removing this debris, but it keeps coming back! Bugs do inadvertently come in through open doors and blow into the hot tub on occasion when the top is off. Please keep food put away and doors closed. The house is thoroughly checked for pests between stays, but experiencing wildlife, including in the form of bugs, is to be expected on the bayou. CELLPHONE RECEPTION/WIFI: We provide wifi for your stay, but please bear in mind that during your stay, you might experience low cell phone reception and occasional slow Wi-Fi due to the remote location. That's sometimes the trade-off for escaping the hustle and bustle and immersing in nature's beauty in our remote location. It is important that the wifi sync module is not unplugged. Our thermostat, keyless entry, hot tub and security cameras all require wifi connection. KITCHEN: We stocked the kitchen with utensils and cookware. Please enjoy. KAYAKS/LIFE JACKETS: While we didn't purchase our kayaks or life jackets specifically for guest use and cannot guarantee their condition, we are happy to share them! Please use at your own risk. The owners and management team are not liable for accidents or injury associated with their use. Life jackets are available on the upper deck of The Summertime and come in various sizes and conditions. For the best fit, bringing your own is encouraged. Please return the kayaks to their stand after use. If they are left out, we do charge $25 which is the fee our handyman charges to come out and put them back. QUIET HOURS: Please be respectful of our neighbors, specially due to their close proximity. Please observe quiet hours between 8 PM and 8 AM. SECURITY SYSTEM/CAMERAS: Per our listing, we have two cameras onboard the houseboat. One is on the upper deck facing the bayou. The other is on the upper deck facing down to the yard and front door. These are for our safety and yours and to allow us the ability to watch for the arrival of packages, housekeeping and maintenance and to make sure our necessary systems are functioning. Intentionally tampering with or disabling the cameras could result in extra fees necessary for our handyman to come restore connection and/or cancellation of your reservation without refund.
