House Rules

**Please know that we aim to be easy going, gracious and strive to please our guests, but have to have rules in place for the protection of ourselves, our neighbors, and our guests and to satisfy our insurance requirements. ** Please read this entire section for the full “fine print” version of our house rules and policies and when in question, please always ask! TLDR (Too long, didn’t read) Summary version: Please respect our home and our neighbors. Do not tamper with any devices. Bring any concerns to the host immediately, allowing access for issues to be remedied. No parties. No loose pets. No extra guests. No smoking. No drugs. No food or glassware in the hot tub. Observe quiet hours (8 pm-8 am.)Do not set the AC below 68 degrees. Be aware of regularly scheduled yard/hot tub maintenance that may happen during your stay. Be aware of exterior cameras. Use of hot tub/kayaks/houseboat at own risk. Bugs are normal and to be expected at the Bayou. Our professional housekeeping company uses photo/video documentation. Checking in to our home serves as confirmation that these rules are understood and agreed upon. The Fine Print: HOME SATISFACTION: Any dissatisfaction with our home must be communicated within 1 hour of checking in. Please take this time to determine if you will be happy with your stay. We are always happy to work with you to resolve any concerns including things that happen after the first hour, but please don't wait until a few days into your stay or after checkout to bring things up that we could've addressed had we known earlier. No refunds or remuneration will be given based on any dissatisfaction after the first hour. To safeguard both your interests and ours, our housekeeping team captures date/time stamped photographs of our home's condition and cleanliness prior to the arrival of each guest. In addition, guests must also allow our repair team/technition access to the property to remedy any issue mentioned. If a guest stays after an issue is resolved or denies access for repair or is unresponsive to host’s attempts to clarity details or an issue or schedule to address it, no refunds or remuneration will be granted. HOUSEKEEPING: We hire a professional housekeeping team to prepare our home between each stay and they do an excellent job! The entire cleaning fee is paid directly to them. On average, they spend 4 hours preparing the home, not including laundry. On occasion there may be dust, dirt, a cobweb, fingerprint, hair strand, unclean dish put away by prior guest or other housekeeping mishap that will not result in a refund of the stay or cleaning fee. However, we can request that the housekeeping team will return to remedy any concerns you have that are reported within the first hour of checking in. Please note that bugs, dirt, footprints, fingerprints, hair etc. are inevitably brought in by guests entering the home. SERIOUS CLAIMS: We take serious claims (such as, but not limited to) reports of bugs, mold, gas, HVAC issues, "non working amenities" etc. very seriously. It is our policy to address these concerns immediately. In case of such a report, guests must be prepared to allow our team into the home to assess the situation right away. In some cases, it may be necessary for guests to vacate the property within the hour of such a report. In the case of a serious issue that is verified and not determined to be the fault of the guest, work will be completed as soon as possible to address the issue. If the serious issue (not determined to be the fault of the guest) results in guests a having to vacate the property and find different accomodations, appropriate compensation will be determined according to our policies. Because false claims are costly and damaging to our business, any claim that is found to be false or caused by guest error or tampering will be reported to the appropriate authorities as "defrauding an inkeeper" and all costs for inspection and repair charged to the guest. CAMERAS: We do have two exterior cameras actively recording for guest safety and to keep track of packages/deliveries and home maintenance. One is located on the exterior of the front door and faces the yard and street. Another is located on the exterior of the back deck and faces the spa, deck and bayou. Our cameras record audio/visual when motion is detected and cease when motion ends. They are not actively monitored and are reviewed solely in emergencies, to track package deliveries, assess hot tub and AC function, verify home maintenance and for damage/incident assessment. They are also required by our insurance. Intentionally tampering with or disabling them can result in maintenance fines/fees/charges up to $1,000 and/or cancelation of a reservation without refund. We value privacy and have no intention of monitoring guests; these details are Airbnb requirements. DEVICES: Tampering with or unplugging any devices in our home is prohibited. The keyless entry and wifi are reliant on the set up we have in place. We have provided extra outlets for use for your personal devices. In the case of accidentally unplugging a device, simply plugging it back in should restore function. However, any disabled devices that’s function isn’t restored, may require maintenance to service the home immediately and that cost will be passed on to the guest. SPA: The hot tub is yours to enjoy during your stay! The temperature can be adjusted up or down by a few degrees and the jets can be turned on. Please reach out to the host with any questions about how to operate the hot tub. Do not tamper with any other settings on the hot tub or disable the wireless function. Doing so may result it not working properly during your stay and resulting maintenance fees to restore function will be charged to your booking. It undergoes cleaning, chemical balancing and servicing at least once a week (usually Wednesdays or Thursdays.) No glassware is allowed near the hot tub. This includes dishes, glasses or bottles. No food is allowed in the hot tub. No soap, bubbles or bath bombs are allowed in the hot tub. Leaves and sediment from the surrounding greenery, dust and bugs may blow into the hot tub with breezy weather and can happen within minutes of the top being removed. Therefore, the presence of this type of debris does not indicate lack of maintenance. We provide a pool net for removing any leaves or debris that float into it as desired. BUGS: Bugs on the exterior of our property are to be expected due to the environment of the bayou. Insects are a natural aspect of daily life and can occasionally find their way into any home. Despite our efforts to treat the house for pests, it's possible for them to enter if doors or windows are left open, even for brief periods. We'd like to emphasize that our residence is situated near a spacious wooded lot, making it an attractive environment for bugs and that they can easily accompany your group into our home. By booking our house, the guest acknowledges and agrees to the potential presence of bugs. AC: Please keep bedroom and exterior doors, windows and curtains closed while using the AC in order for it to function properly. The "20 degree rule" of AC states that you should always keep your AC unit at no more than 20 degrees lower than the outside temperature. In order to avoid freezing and disabling the system during your stay, please be mindful of this on triple digit days. Do not set the AC below 68 degrees. Any dysfunction and resulting service or repair required due to violating this rule will incur the cost of that service or repair. NIGHTLY RATE/VALUE: The additional expenses associated with operating, maintaining, insuring and cleaning the pool and hot tub are reflected in our nightly rates, which may vary depending on the season. We have implemented a lower base rate for groups of up to 6 people in order to make it more affordable for couples, smaller families and friend groups. For rese...

Other Details to Note

Our houseboat is like a tiny home on the water with some fun amenities. Definitely a bucket list experience! Please understand that while it is more difficult to service due to its more remote location and unique set up, we work diligently to upkeep it. We hope you enjoy the adventure! NAVIGATION - The Summertime is permanently moored at the dock. In the case that it must be moved, a licensed captain has to be hired. There are two kayaks available to use for exploration of the bayou. They are weathered and worn and stored outdoors in the elements, so avid kayakers should consider bringing their own. PARKING - There is space for 2 cars on our property nearest to the road. Please don't park in front of other boats/properties and don't drive up close to the boat on the grass. It can become soft and muddy when it rains and car tires leave ruts in our lawn. HOUSEKEEPING: Your cleaning fee goes directly to the support of small, local businesses that we employ to thoroughly clean and disinfect our home between each stay as well as to a local company that maintains the cleanliness and chlorine levels of the hot tub. The cleaning team spends 4-5 hours preparing the house for your stay between each guest. They take before and after pictures to document the cleanliness and condition of the houseboat. This is for your safety and ours. MAINTENANCE: We employ a local company to provide weekly upkeep. This includes detection, prevention and repair of any minor or pressing issues. If you notice anything amiss, please let us know so we can add it to that week's to-do list. LEAKS: You may notice small leaks in different areas of the ceiling during or after stormy weather. This is just a quirk of houseboat life which we're constantly addressing. If you notice a new spot, please let us know so we can add it to our maintenance list. SOUNDS: While staying at The Summertime, you’ll hear bird calls, fish during mating season, an occasional dog barking, boats going by and our septic system and HVAC systems which turn on and off throughout the day and night. White noise machines are in each bedroom and available to use if desired. ELECTRICITY: During extreme weather or electrical overload, the houseboat’s power can be affected. If the houseboat’s power trips during your stay, please contact us for help to reset the controls prior to attempting to use the breaker panel so we can avoid any mistakes leading to blown fuses. TOILETS: Our septic system is a Type I Marine Sanitation Devise that operates differently than standard septic system using a treated discharge system. It is more delicate than a standard house’s and requires weekly maintenance. It is imperative that nothing other than toilet paper is flushed down the toilet and it would be incredibly helpful if even toilet paper could also be thrown away rather than flushed whenever possible. This will help prevent any back ups to our septic system. Please note that there are occasional odors due to anaerobic bacteria which produces hydrogen sulfide. HOT TUB: Please leave the top on the hot tub when not in use to maintain its heat. It is available March through November (although we do make an effort to have it available in the off season as well) and is checked and maintained for cleanliness between each stay. Guests are permitted to adjust the temperature to their liking, but not to change any other settings or turn it off because it can take several hours to correct. **IMPORTANT** Tampering with the hot tub settings can disable it from being able to be used during your stay. Please reach out if you need help working it. We want you to enjoy this amenity! YARD: Our friendly neighbors help maintain our front yard. PETS: We love pets. 🙂 Please pick up after your pet! Please do not leave your pet in our home while away unless you’re able to crate your pet. Please keep your pet on a leash when in the front yard. PESTS: There are a lot of bugs in Louisiana and bug season is year around! Frequently storms blow through and the exterior of the boat will get covered in washed up bugs and debris. If this happens during your stay, please understand that our housekeeping team is constantly working on removing this debris, but it keeps coming back! Bugs do inadvertently come in through open doors and blow into the hot tub on occasion when the top is off. Please keep food put away and doors closed. The house is thoroughly checked for pests between stays, but experiencing wildlife, including in the form of bugs, is to be expected on the bayou. CELLPHONE RECEPTION/WIFI: We provide wifi for your stay, but please bear in mind that during your stay, you might experience low cell phone reception and occasional slow Wi-Fi due to the remote location. That's sometimes the trade-off for escaping the hustle and bustle and immersing in nature's beauty in our remote location. It is important that the wifi sync module is not unplugged. Our thermostat, keyless entry, hot tub and security cameras all require wifi connection. KITCHEN: We stocked the kitchen with utensils and cookware. Please enjoy. KAYAKS/LIFE JACKETS: While we didn't purchase our kayaks or life jackets specifically for guest use and cannot guarantee their condition, we are happy to share them! Please use at your own risk. The owners and management team are not liable for accidents or injury associated with their use. Life jackets are available on the upper deck of The Summertime and come in various sizes and conditions. For the best fit, bringing your own is encouraged. Please return the kayaks to their stand after use. If they are left out, we do charge $25 which is the fee our handyman charges to come out and put them back. QUIET HOURS: Please be respectful of our neighbors, specially due to their close proximity. Please observe quiet hours between 8 PM and 8 AM. SECURITY SYSTEM/CAMERAS: Per our listing, we have two cameras onboard the houseboat. One is on the upper deck facing the bayou. The other is on the upper deck facing down to the yard and front door. These are for our safety and yours and to allow us the ability to watch for the arrival of packages, housekeeping and maintenance and to make sure our necessary systems are functioning. Intentionally tampering with or disabling the cameras could result in extra fees necessary for our handyman to come restore connection and/or cancellation of your reservation without refund.
